Buying laundromats in Williams Lake: what to check
Williams Lake has 1 laundromats for sale on this page right now. Whichever one you look at, this is what buyers in BC should check before making an offer.
Laundromats in BC don't require a special provincial licence beyond the standard municipal business licence, but two things make them different from most retail resales. First, if the location uses gas dryers or a gas-fired water heater, any gas fitting work must be done by a licensed gas contractor under BC's Safety Standards Act, enforced by Technical Safety BC — confirm the existing gas installation has a current, valid inspection history. Second, water and sewer are usually billed at commercial or metered rates well above residential, and combined with gas or electric drying and water heating, utilities are typically the largest recurring cost after rent — ask for at least 12 months of utility bills, not just the P&L summary. Because the plumbing, drainage and venting build-out is expensive and specific to the space, laundromats are also harder to relocate than most retail businesses, which makes the remaining lease term and assignment terms unusually important to review closely.
General information only, not legal or regulatory advice. Requirements vary by municipality and change over time, so verify current requirements with the relevant authority before making an offer.
